Emergency Plumber Terenure
Has a pipe just split behind the washing machine in your Eaton Square home? Is the upstairs toilet on Terenure Road North overflowing onto the landing? Or has your café near the crossroads run out of hot water halfway through the morning rush? An emergency plumber in Terenure is only a phone call away.
We are local, we know the village and its houses, and we come prepared with the parts these homes usually need.
Homeowners, renters, landlords, pubs, restaurants, cafés, coffee shops, shops, salons, gyms, nursing homes, schools and sports clubs across Terenure call on us. You receive our rates by text or email before the van moves.

Your Emergency Plumber Terenure, Close to the Village
Terenure grew around a crossroads where Terenure Road East, Rathfarnham Road and the road to Templeogue meet. The village still has that feel, with pubs, restaurants and shops clustered around the junction.
Around it lies a mix of homes. Red-brick Victorian terraces sit near the Rathgar side, while tree-lined roads of 1930s semi-detached houses spread towards Bushy Park and Kimmage.
Because we work across Dublin 6W every week, we are usually nearby when you need a plumber in Terenure. What is more, we know the usual weak spots in each style of house.
Our van is packed with isolation valves, stopcocks, compression and push-fit fittings, hoses and cistern parts. Consequently, most faults are fixed during the first visit.
Terenure Road East and the Victorian Houses
Terenure Road East links the village with Rathgar. Many of its houses are tall Victorian and Edwardian homes with bay windows, high ceilings and long back gardens.
Behind their fine fronts, these homes often hide plumbing from several decades. A lead supply might still run under the front path, joined to copper in the hall and plastic in a modern kitchen extension.
Those joins are where trouble usually starts. Over time, they loosen, corrode or crack, and a slow leak can soak a floor before anyone notices.
Stopcocks in these houses are often stiff after years without use. If yours will not turn, do not force it. Instead, call us, and we can fit a modern quarter-turn valve.
For lead pipe concerns, Uisce Éireann's page on lead in drinking water explains the options.
1930s Homes Near Bushy Park
Between Bushy Park Road and Fortfield Road, Terenure is dominated by solid semi-detached houses built in the 1930s and 1940s. They remain popular family homes.
Most follow a familiar plan. Cold water sits in a loft tank, hot water is stored on the landing, and the stopcock lives under the kitchen sink.
Over the decades, owners have added kitchen extensions, attic conversions and downstairs toilets. Each change brought new pipework, and not always in the easiest places to reach.
Some of these houses also have their original cast-iron baths and heavy ceramic cisterns high on the wall. Parts for those still exist, and we can usually restore them rather than rip them out.
Typical call-outs from these streets include:
- attic tanks overflowing when the float valve sticks
- hot press pipework leaking at old compression joints
- pipes splitting in garages or utility rooms during a frost
- toilets in extensions leaking where the pan meets the floor
We deal with these faults all the time, so we usually know where to look first.
Eaton Square and Rathfarnham Road
Eaton Square and the roads off Rathfarnham Road hold a mix of period houses, 1950s homes and some newer infill houses. Many are family homes with busy kitchens and bathrooms.
Family life is hard on plumbing. Washing machines and dishwashers run every day, showers are used morning and evening, and toilets see constant use.
As a result, the most common faults here are split washing machine hoses, dripping kitchen taps, running cisterns and electric showers that suddenly go cold.
We repair electric showers when parts can still be found. If the unit is too old, we replace it with a new one on the existing supply.
Is a cistern running constantly? Although it may not look urgent, it wastes a lot of water and usually means a worn fill valve or flush seal. We carry both.
Emergency Plumber Terenure for Apartments
Terenure has several apartment developments, some on former commercial sites near the village and others tucked into quieter roads.
Water in these blocks comes from a basement plant room. There, tanks hold the supply and booster pumps push it upstairs. If the pump trips, the top floors are the first to lose pressure.
Inside individual apartments, leaks often come from flexi hoses under sinks, relief valves in utility cupboards or shower trays that have lost their seal.
Should water begin travelling towards the flat below, warn your neighbour and ring the management company. In most blocks, someone can shut off the riser quickly.
In some newer apartments, when the safety valve in the hot water cupboard drips into the tundish, it is warning you that something needs attention.
For block-wide pressure faults, read about our booster pump repairs.
Emergency Plumber Terenure for Pubs and Restaurants
The village is famous for its locals. Several big, traditional bars face the crossroads, and around them sit restaurants, a wine bar, cafés, coffee shops, takeaways and a busy bakery.
On a Saturday when the rugby is on, a bar's washrooms may serve hundreds of people. One jammed flush valve or a blocked urinal turns into a queue at the door.
Kitchens, however, have different worries. Without hot water they cannot wash up, and a hose letting go behind a dishwasher can flood a floor in minutes.
We prefer to work before the first customer or after the last. Even so, we come straight out if water is actually escaping.
Similarly, coffee shops lean on the feed to their espresso machines. The machine itself is for its engineer; the valve, hose and pipe behind it are for us.
Terenure Emergency Plumber for Shops and Salons
Terenure still has proper local traders: butchers, a fishmonger, chemists, newsagents and gift shops. Hairdressers, barbers, nail bars and a few fitness studios complete the picture.
A hairdresser with no hot water has nothing to sell. For that reason, we treat a broken undersink heater in a salon as a same-day job.
Meanwhile, fitness studios run their showers from the six o'clock class until closing. Thermostatic valves and cisterns in those changing areas simply do not last as long as domestic ones.
Butchers and chemists mostly ring about a staff loo, a hand-wash basin or water seeping into a storeroom from the flat overhead.
Most of these premises have flats or offices above. As a result, a burst upstairs can soak stock below, and quick isolation matters.
Commercial customers may settle by transfer, by card or through an online link.
Emergency Plumber Terenure for Care Homes and Surgeries
Several nursing homes operate in and around Terenure, often in large converted houses. The area also has GP surgeries, a number of dentists, physiotherapy rooms and chemists.
Residents in care need warm water for washing and toilets that work, all day and all night. So, when hot water fails or a WC breaks down, the job goes to the top of our list.
Before starting, we talk to the person in charge about mealtimes, medication rounds and quiet periods, and then fits the work in between.
Likewise, surgeries face similar pressure. Every consulting room needs a working basin, so we aim to finish before the first appointment or during a lunch break.
Overall, regular checks cut down on surprises. Many homes book us twice a year to look over taps, valves and toilets.
Schools, the Rugby Club and Local Sport
Terenure's big secondary school and its rugby club are part of the area's identity. Primary schools, tennis courts, cricket and football pitches and a GAA presence add to a very sporty neighbourhood.
Classroom-block toilets suffer during term: seats are slammed, handles yanked, and flush valves wear out long before their time.
Summer and mid-term are the right moments to refresh them. While the corridors are empty, a whole row of cisterns and taps can be renewed in a day.
In addition, clubhouse showers are a big user. On a busy weekend, heaters and mixer valves can run for hours without a break.
Give us a contact name and tell us where the van should pull in, and we will arrive ready.
Emergency Plumber Terenure for Rented Homes
Plenty of Terenure houses and apartments are let, many to young families and professionals who work in the city.
Owners can pass any reported fault directly to us. We phone the tenant, agree when to call and, after the repair, send pictures and a note of what we did.
Agencies with a few properties locally often keep our number on file. Consequently, tenants always know who is coming, and the agent gets consistent reports.
Indeed, a small spend now can prevent a big bill later. Swapping ten-year-old washing machine hoses, for example, takes minutes and removes one of the commonest causes of kitchen floods.
Landlords pay by cash or card, or through an emailed link.
Cold Snaps, Garages and Outdoor Taps
Terenure's semis often have a garage or lean-to utility at the side. The pipes feeding a washing machine or outside tap there are exposed to the cold.
When temperatures drop below freezing for a few nights, the water in them can turn to ice. The pipe cracks quietly, and the leak shows itself only as things warm up.
Before winter, we can wrap vulnerable runs, add a shut-off inside the house for the garden tap and swap tired brass fittings.
Garden rooms used as offices sometimes want a WC. If gravity will not carry the waste away, a Saniflo is usually the answer; we install new ones and sort out any that block.
Spot frost on an outside pipe? Close its valve now and give us a ring before the thaw starts.
Water Escaping? Do This While We Travel
A few quick actions can save a ceiling:
- Water off. Close the small valve by the leak, or the main stopcock; in a Terenure semi, that is nearly always beneath the kitchen sink.
- Taps on. Run the cold taps until nothing more comes out.
- Electrics alone. Leave wet sockets untouched, and use the fuse board only from a dry spot.
- Things moved. Carry rugs, laptops and furniture out of the wet area.
- Pictures taken. Your insurer will ask for them.
Above all, never stand under a ceiling that is bowing. For more tips, Uisce Éireann has a page on dealing with leaks, and our burst pipe repair page covers what we do next.
Terenure Toilet, Tap and Shower Repairs
- WCs: endless refilling, water trickling into the pan, poor flushing and a loose or leaking pan. Our toilet page has more.
- Saniflo: units fitted in lofts, extensions and garden rooms, and blocked ones freed. Blocked basins, toilets and showers can be cleared on the same call.
- Taps: dripping spouts, worn cartridges and loose bases put right, or a fresh tap fitted, which we can supply. Details under tap repair and replacement.
- Hot water heaters: immersions renewed, plus small heaters below or above the sink swapped out. Read about water heater installation.
- Electric showers: mended where spares are sold, or changed for a new model. See electric shower replacement.
Boilers and gas sit outside what we do. Our plumbing services page lists the rest.
Loft Tanks and the Hot Press
Look up into almost any older Terenure attic and you will find a cold water tank. It supplies the bath, the basin and the hot press on the landing.
Simple as it is, however, that set-up has weak points. The ballcock sticks, the overflow gets blocked by leaves, and old galvanised tanks rust through at the corners.
A stuck ballcock sends a steady stream out of the overflow pipe on the back wall. Ignore it, and one day the tank may brim over into the bedroom ceiling.
We often find valves weeping in the hot press, or a leak at the boss where the immersion screws in. Both are routine repairs for us, and so is fitting a new immersion.
Brown water or bits in the bath suggest a tank in poor shape. Our tank cleaning service is worth a look.
Getting the Van to Your Door
Parking by the crossroads fills quickly, especially on rugby days and at weekends. Most streets further out, however, have driveways, which helps.
It speeds things up if you mention:
- where we can park, whether on your drive or the road
- the best way in: front door, side passage or back gate
- codes for any gate, buzzer or key box
- the room, and floor, with the fault
Minutes spent circling for a space are minutes on the clock. So, a clear description of where to stop genuinely saves you money.
We also cover Rathgar, Kimmage, Templeogue and all of Dublin 6W. The full area list lives on Emergency Plumber Dublin.
From First Call to Finished Job
First, send a quick message or call: your Eircode, what has happened and, if possible, a picture.
Back comes a text or email showing our hourly rate and roughly when to expect us. When you reply yes, the van is on the road.
At your door, the priority is stopping the water. Next comes finding the fault and fixing it, usually from the stock we carry.
Finally, before leaving, we tidy up and walk you through what failed. On the odd occasion a special part is needed, the house is secured first, and we come back once it is in.
The same routine applies late at night and at weekends, which our 24/7 emergency plumber section explains in more depth.
Emergency Plumber Terenure Prices and Payment
Our charges are hourly. You will have the rate in writing before we head over.
If a photo shows the problem clearly, we might add an estimate. Please take it as a rough idea only, because what you finally pay depends on how long we spend.
Still, some older houses take a little extra patience. A joint welded by corrosion, or a stopcock no one has turned in twenty years, cannot be rushed.
Monday to Friday, in working hours, is the least expensive time to call us out. Later in the day, through the night, at weekends and on bank holidays, the rate rises.
- Households and landlords: pay on completion with cash or a card, or afterwards online
- Businesses, clubs and care homes: the same, and bank transfer too
Every visit is insured. We clean up before going, and your insurer can have a written account of the repair on request.
Terenure Plumbing FAQs
Which parts of Terenure do you cover?
All of it: the village, Eaton Square, Bushy Park Road, Fortfield Road and the roads leading towards Kimmage and Templeogue.
My stopcock is seized. Can you help?
Yes. Rather than forcing it, we usually replace it with a quarter-turn valve.
Do you fit or unblock Saniflo units?
Both, and they are popular in Terenure attic conversions.
Is your estimate binding?
It is not. The estimate gives an idea of cost, and the invoice reflects the hours worked.
Could you come before our bar opens?
Certainly. Let us know your opening time, and we will arrive ahead of it.
Do you look after boilers?
No, a Registered Gas Installer handles those. Our trade is the water side of the house.
